Istrian villas with swimming pool - how much does this add-on mean when renting?

Do you have a villa in Istria that you would like to rent or are you looking for something for your vacation?

One of the most common terms when searching for real estate for rent or sale is certainly "Istrian villas with swimming pool". Regardless of whether it is the coast of the peninsula or its interior, these exclusive properties are the sought-after destination of all those who want a vacation worthy of the pages of luxury living magazines, thanks to one single item: swimming pools. Why does that excavated piece of land, filled with water, make them so special?

The advantages of Istrian villas with a swimming pool when renting

If you have found yourself on our website and are currently reading this article, it means that you are interested in real estate, whether it was renting or buying. Those who belong to the first group, that is, they are looking for real estate to rent to tourists, already know that Istria is one of the most desirable destinations in Croatia. A rich tourist offer that does not depend only on the sea and the beach, excellent gastronomy and oenology, friendly people who always seem to be in a good mood - all this contributes to local tourism.
But when it comes to luxury tourism, pool villas are the most sought after thing . More in demand than resorts, hotels, apartments or classic villas.
Any of you who have a vacation rental property should seriously consider adding a pool to increase income and fill the accommodation. In the end, the investment will pay off many times over! Why is that so? Here are a few reasons.

The pool enhances the impression of luxury

In every movie or TV series about the life of the privileged, in every lifestyle magazine or internet portal, on every social network profile of influencers who stick to "life with style", you will see a standard picture from a vacation: a villa with a pool. Somehow this combination is woven into the lifestyle of those who are looking for more, better, safer and more luxurious vacations.
In addition to the fact that they will be resting in a villa, which, unlike a hotel or apartment, offers complete privacy and exclusivity, that impression is further enhanced by the pool. The pool means that villa users don't have to share their place under the sun (read: beach) with anyone else. They don't have to listen or look at other people, but form their own little exclusive circle.
The pool has always been a kind of status symbol, and everyone with a little more money simply has to have this accessory in their homes (perhaps a consequence of American movies and series?).
Thanks to everything mentioned, it is clear why investing in a swimming pool is profitable. Istrian villas with a pool achieve significantly higher rental prices than those without a pool and will have higher occupancy. A few more items owe their occupancy.

Ideal for groups of people

When a group of people who are connected to each other, such as a family or a group of friends, are looking for a place to vacation, they will definitely look for accommodation in a villa or vacation home, rather than a hotel or resort.

These are people who want to socialize and spend time together. This means that they want to be in a common space, without the presence of strangers, on their annual vacation. They want to have a place to themselves and have facilities that they can do without other people - and what better facilities than soaking up the sun and swimming in the pool?

This also applies to weekenders. Istrian villas with swimming pools are a sought-after destination for hen and stag parties, birthdays and anniversaries, and the like. You must have already seen a few pictures of a group of girls with ribbons that say "team bride" by the pool!
However, it is not only adults looking for good fun who will be delighted with the pool.

Entertainment for children

All parents who come on vacation with children are aware of one thing: they really like to "frolic" in the water! And that's why a villa with a pool is a great option if the youngest are coming on vacation. When you just don't feel like going to the beach, when the weather is a bit gloomy, when you would like to take a break - the pool will always provide additional interest for the youngest!

Balloons in the shape of animals, inflatable balls and a few other accessories like a jump rope will complete the fun for those who always have too much energy and want to spend it badly.

And if you also want to use up some energy and use up the calories obtained from excellent Istrian food and wine...

Let's not forget exercise!

Swimming is one of the best forms of exercise.Water resistance is 10 to 15 times greater than air resistance, so it has numerous beneficial effects on your body: from strengthening the cardiovascular system, regulating pressure, improving oxygen supply to incredible benefits for those with spine problems.

And every villa with a pool offers you a special swimming experience. Just imagine how you wake up in the morning, eat breakfast and drink coffee, and then leave the villa and swim surrounded by the scents of the Mediterranean while being illuminated by that wonderful coastal sun. This exercise doesn't sound that demanding at all, does it?

Well, your visitors will have the same thing in mind and that's why they will choose a villa with a pool!

But before you start digging and installing a pool, either for your own needs or for your guests, keep in mind that you have to take some safety measures!

What to pay attention to when installing a swimming pool?

  • First, check with your local office (city or municipal) about building permits for swimming pools. That's right, unfortunately this too will not pass without documentation. 

Study all the regulations that must be followed when building such an object so that you don't break the law. According to the new regulations, a permit is not required for the construction of a swimming pool (if it is smaller than 100m2), but in order to be registered in the cadastre, the approval of the urban planning office is required. For this, it is necessary to check the minimum distance from the neighbors.

  • Then think carefully about the size of the pool. If you have a huge yard, no problem. However, if you are limited in space, make sure that you have enough left over for other accessories such as a terrace, a meadow, trees that will create shade and everything else that would be important to your guests.
  • Consider the substrate. If the terrain is sloping or unstable, a large and heavy object such as a swimming pool could have problems! It is best to have this done by a local expert who will be thoroughly familiar with any challenges you may have.

Safety of children in the pool

As we have already mentioned, families with children love swimming pools. However, if they are on your guest list, it would be a good idea to provide them with maximum security.

A shallow part where children will swim is desirable, and today there are also pools that look like a beach, so they won't be the classic ones we see everywhere. In addition to providing a high level of aesthetics, these pools are ideal for children as well as for the elderly.

If you want to take security to a new level, we recommend that you consider pool blinds. This is the second dimension of classic pool covers - in addition to retaining the heat of the pool water, blinds will protect the pool and prevent children or (small) pets from entering.

They are designed to reduce water evaporation (so you won't have to add it every so often), but also to reduce the need to use water quality maintenance products. And no, you don't have to worry about whether they will be damaged by chlorine or some other disinfectant because the pool blinds are extremely resistant!

And in addition, there is additional equipment that contributes to safety. A drowning detection alarm that reacts to waves on the water surface, a protective cover or a pool net - all of these will minimize the chances of a black scenario in the pool.

How to maintain the pool?

And finally, once your pool is installed and filled with water, you need to take care of its maintenance.

This is where, of course, water filtration stands out first. The filters you installed during the construction of the pool will do their job and filter the impurities that accumulate in it (so-called physical cleaning). Pay attention to their maintenance - the cardboard ones are cleaned once a week, and the sand ones usually have the option of a self-cleaning program when the pressure becomes too much.

In addition, there is also chemical cleaning of the pool, which is usually carried out with chlorine or various preparations for water disinfection. With them, you will purify the composition of the water, but also prevent the formation of algae. As you should not take any handling of chemicals lightly, ask in detail in specialized stores and pay attention to the instructions of the experts listed on the packaging!

Well, that would be it!
